Hello

My name is Charles Hamilton

I started my career as an aerospace engineer.  I worked for
Structural Dynamics Research Corporation (SDRC), a Computer Aided Design (CAD) company, out of college.  During my time at the SDRC, I was in a sales role, lead application engineer, customer service engineer, and project manager.    In specific, I was commended by Xerox for helping them develop work processes with the CAD system to help them meet their goal of delivering new and innovative products. I was part of the pilot team and helped win this account by my efforts.  At the time of Xerox signing on to use our CAD system, it was the second largest account for SDRC.

From there, I moved into software development as a project manager for Booz Allen Hamilton, Spaceworks, and Digital Harbor.  At Booz AlIen Hamilton, I managed software development projects both large and small and also worked on consulting engagements.  These roles allowed me to use my ability to develop strategy and implement the tactical aspects of the projects. During my time at Booz Allen Hamilton, I received my MBA.  The purpose of getting the MBA was to round out my skill set.

My real estate experience came after my father's passing.  I was left to run a 4-lot mobile home park and a single-family home rental.  My goal is to take the experience I have gained and continue to invest in multifamily and hotels.

The team I am a part of just closed on a 65-unit apartment complex in Charlotte, NC.  I am on this deal as a General Partner (GP) and a Limited Partner (LP). This deal was closed on August 10, 2023, and I am also a part of the asset management team.

Our Roles

1. Limited Partners (LPS) – Investors

    –Provide the equity for the project

    –Mortgage approval (case-by-case basis)

 

2. General Partners (GPS) -Operators or Sponsors

   –Find opportunities

   –Review opportunities and determine which to submit offers on

   –Make and negotiate offers

   –Coordinate with professional property inspectors

   –Secure the best financing option for the property

   –Coordinate with attorneys to create LLC and partnership agreements

    - Travel to subject property’s location to perform due diligence  and market research

    –Hire and oversee the property management company

     –Perform additional asset management duties, including lender conversations, overseeing and executing the business plan, and ongoing investor communications

 

 

Our Process

1. Property Identification. Our team finds a property that is projected to meet the goals of our investors

2. Negotiation. Our team makes an offer and negotiates a purchase price

3. Offer Acceptance. The offer is accepted and the deal is shared with our investors

4. Due Diligence

• Financial review & underwriting the asset.

•Comprehensive property inspection.

•Market review to ensure strong rental demand.

•Detailed scope of work & renovation budget.

5. Renegotiation. Our team renegotiates the offer based on the results of the due diligence (if applicable)

6. Legal. Legal documents are created by the attorney and signed by both our team and our investors and the mortgage is approved with the signature of a loan guarantor (who is a 3rd party or a member of the general partnership (GP))

7. Deal Closed. The deal is closed
